EXAMPLE FOR SOMEONE INTERESTED IN RENTING A SINGLE FAMILY HOME:
 This is a great example of an average property that
can be acquired and rehabilitated in the Cincinnati,
Ohio area.  As you will see below from a portion of the
HUD statement, this property was purchased for
under $15,000.  The purchase prices of homes you
may want to purchase for use as rental property may
vary slightly from under $15,000 to around $20,000.
 We evaluate the property to ensure that it is
structurally sound, and that it is in a better area of the
city to help ensure longer term tenants, and to help
ensure the property will be taken care of, as well as
reach the target appraisal numbers.
 These properties need full cosmetic and utility
renovations that we will achieve for around $30,000.
 Using this property as an example, you will be all-in
at around $45,000 on the property, and as you see
below from the recent appraisal report, it appraised at
$65,000.  We would also like to note that due to the
current state of the economy and foreclosure market,
that this is a rock-bottom appraisal.  As soon as the
economy turns around, so will the value of the
property.  But as is, you have $20,000 remaining in
equity, from the $45,000 you have invested...meaning
that you not only made over 40% on your money- you
also have a property that is collecting around $850.00
per month in rent, as well as a property that will
appreciate, and depreciation on your income taxes.
 Lets say you refinance this property into an 80%
LTV loan of 7.5% at 30yrs.   You will have cashed out
$7,000, and still be profiting over $450 per month on
rent.
 We also have access to property management
companies that can help you rent the property out
with no problems, while screening the tenants, doing
quarterly inspections on the property and taking care
of any potential maintenance issues.
